Cost Segregation Assessment & Coordination
Find out whether your property could put tax cash flow to work sooner.
A property can contain more depreciation-planning opportunity than a single building entry reveals. Concierge CFO helps you evaluate whether a cost segregation study deserves a closer look, then coordinates the financial information and specialist work around your broader tax position.
Understand the potential benefit, the costs and the implementation path before committing to a study.

What this means for your business
Evaluate the opportunity before commissioning a study
Review the property, available records and tax context to decide whether more detailed specialist analysis is worthwhile.
Connect a study with usable tax planning
Discuss whether the owner can use potential deductions and how timing fits cash-flow and ownership plans.
Reduce coordination across multiple parties
Create a clear handoff between the property owner, study specialist and tax preparer.
Know the full commitment
Understand advisory responsibilities, specialist fees and separately scoped filing work before proceeding.
A closer look at what your property contains
Cost segregation analyzes property costs to identify components that may qualify for different depreciation treatment. Eligible components can have shorter recovery periods than the building itself, potentially bringing deductions forward.
The opportunity is about more than a larger depreciation number. Your ownership structure, income, ability to use deductions, existing depreciation and plans for the property affect whether the timing benefit is useful.
What our advisory engagement can include
An initial review of the property type, acquisition or improvement history and available basis records.
Discussion of the owner and entity tax context with the professional preparing the return.
Coordination of a specialist feasibility review and proposed study scope where appropriate.
A document checklist and organized handoff to the specialist.
Review of the specialist estimate alongside expected fees, tax timing and implementation questions.
A findings discussion and handoff plan for the tax preparer once the agreed specialist work is completed.
The right division of responsibilities
The cost segregation specialist is responsible for the technical study, supporting methodology and property analysis within its engagement. Concierge CFO focuses on assessment, financial coordination and connecting the project with your tax-planning priorities.
Tax return preparation, amended returns, accounting-method changes and depreciation entries are assigned and quoted separately. This keeps the study from becoming a report with no clear implementation owner.
A clear process from property details to decision
Describe the property. Provide the acquisition date, use, purchase or improvement costs and ownership details.
Assess the potential fit. Review the available records, tax context and specialist feasibility information.
Review the proposal. Understand the scope, fees and responsibilities before authorizing a study.
Coordinate the handoff. Organize the agreed records and connect the findings with your tax preparer.
A project quote, not a hidden bundle
We quote the advisory scope after reviewing your property and the support needed. Specialist study fees are separately identified, along with any additional tax filing or implementation work. You approve the scope and fees before that work begins.
Existing properties, new purchases and substantial improvements can raise different questions. Start with the facts of your property rather than a generic savings estimate.
Your questions, answered
Is cost segregation only for a recent purchase?
Existing properties may also warrant assessment. The acquisition history, improvements, prior depreciation and any required filing steps need to be evaluated.
Does a larger deduction guarantee an immediate tax reduction?
No. The ability and timing to use deductions depend on the owner and entity tax position, including applicable loss limitations. Future sale and recapture consequences also matter.
Is the engineering study included in your advisory fee?
The quote identifies advisory work and specialist study fees separately. Do not assume a study or tax return filing is included unless it is listed in the engagement.
Can you work with my current tax preparer?
Yes. Clear coordination with the person handling the return is part of defining a useful implementation path.
What should I bring to the first conversation?
A purchase closing statement, existing depreciation schedule, improvement-cost information and a description of how the property is used are useful starting points.
Make the property decision with the full tax and cash-flow picture.
